Selling has to be at the right time and before you make the big move, make sure you have followed my checklist and see if you covered all the bases before listing it!
Here is what I see in the industry and I want you to be aware that these are just a few tips to keep you to your goal of selling that home!
Lots of clients tell me, "I want to sell it, I love the home and it has been my treasure for years!"
Well a lot of years have past and no doubt there are attachments to the property, so first let me ask you what is the big bonus of living on your property. What will every home owner just love? Is it the yard? The home improvements? The location ?
These are the things that will bring in an attracted buyer!
Read the list and see if NOW is a good time to SELL IT! In order to sell it FAST you must AVOID these mistakes!
- Over Pricing, Under Pricing - a common mistake owners make is over pricing! You need to stay in the market range and pricing it to sell will help it get sold fast! Under pricing affects the prices of the other homes in your neighborhood as well. Keep things in the correct range so customers will find you. A good buyer appreciates a well priced home.
- Showing the home- Make sure you are flexible showing the home. If a buyer can not see the home or can not see it a.s.a.p. then you may lose the sale to another.
- Horrible Pictures- When hiring your agent, ask them if they will hire a professional photographer. Most customers see your home online before they even step foot in your home. Also get LOTS of photos on the internet. Include photos of your neighborhood, like the parks, shopping areas ect. You want to sell the lifestyle and neighborhood as well as your home.
- Location- If you are in a busy location consider how that may be a plus! Does it have good schools? Is it close to the city? Is it in an upcoming area? How can you promote that area?
- Defects- Some defects are easy to repair, others are not. If you have the ability to make small repairs, do it! It all helps! Decide if you want to get your home inspected before you list it. You can offer the forms during an open house so your buyers know what to expect.
- Keep it Clean- Everyone sees and smells as soon as they enter! Be aware that if it is not clean, they could under value the price of the home or walk away from it.
- Curb appeal- Work on the little things, changing out the fixtures on a door, vamping up the flowerbed mulch, adding a welcome mat, repainting, spray washing and tiding up, it all helps!
- Clutter- No one wants to see your collection of vintage dolls or the opposite...just a ton of objects laying around that distract you from seeing the home. Box it up and put it in storage!
- Update your interior- Look and see if you can upgrade the bathrooms, kitchen and floors. Everyone loves it when they feel they can buy the home and make little to no repairs or upgrades.
- Remove pets- We all love pets, but some pets do not welcome buyers. Keep your pets away for a little while during your showing times. Remember not everyone loves Toto as much as you do.
- Depersonalize- Keep things simple! I love that you have a big family but it can overwhelm a buyer if your girlfriend's selfie or pictures of your grand kids are in every room.
- Offer extras- At the end of the game, decide what else can work to attract your buyer, offer to give a credit to the closing cost? Transfer the home warranty for appliances over to the buyer?
- GET OUT FAST- Make it a speedy checkout and offer to close 30-60 days!
